Citations or it's dropped

Every finding cites its clause; a deterministic guard removes anything it can't verify against your document.

Your document is analyzed in memory and discarded. No document database to breach, subpoena, or sell.

We're only on your side

We never take a cent from the landlords, franchisors, insurers, or processors on the other side of your paper.

Free and paid users get the identical analysis. Payment unlocks artifacts, never a different truth.

Who this is for

You didn’t sign up to read contracts. You signed up to build something.

Coffee roasters, tattoo artists, booksellers, bakers, barbers, florists — you took the risk, signed the lease, hired the people, and opened the doors. We read the paper the other side’s lawyers wrote, so you can see exactly what you’re agreeing to — in plain language, on your side of the table.

The personal-guarantee detector

The line that quietly puts your house behind the lease.

A separate guaranty exhibit — or three words in the signature block — can put your personal assets behind the business’s obligations. A deterministic scan double-checks the AI, so guarantee language the model might soften is far less likely to slip past. We show you the clause, verbatim. What you do about it is yours to decide.

What the decode gives you — free

Complexity in. Clarity out. Every claim tied back to your own words.

  • Ranked findings — critical, warning, note — each with the clause it lives in, verbatim.
  • The personal-guarantee detector — a deterministic scan double-checks the AI, so guarantee language the model might soften is far less likely to slip past.
  • The numbers table — every figure, percentage, date, and notice period, clause-referenced and verified.
  • Deadlines on your calendar — a one-click .ics export, plus an opt-in Renewal Watchdog that emails you before the window closes.
Live: the highlighter finds the personal guarantee, the renewal window, and the uncapped costs — and lands each as a cited finding.

Deadlines & the Renewal Watchdog

Every dated clock, in one place — before the window closes.

Miss a narrow non-renewal window by a day and the term can roll for years. The decode pulls every dated deadline out of the fine print, exports them to your calendar in one click, and — if you opt in — the Renewal Watchdog emails you before the window closes. One click deletes them. We never store the document itself.

Built for how operators actually lose

A handful of clauses cause most of the expensive surprises. Here's what to look for — and what the decode surfaces the moment you paste the document.

i

The personal guarantee you didn't clock

A separate guaranty exhibit, or three words in the signature block — 'individually and personally' — puts your house behind the lease. Uncapped, no burn-off, survives the sale of the business. It's the single most expensive line most operators never read.

ii

The CAM that quietly outgrows the rent

Base rent is the teaser. Uncapped controllable operating expenses, admin loadings on top of CAM, and an audit clause where you pay the landlord's costs unless you find a big error — that's where a 'cheap' lease gets expensive, year over year.

iii

The auto-renewal notice window

Miss a narrow non-renewal window by a day and the term rolls for another five years. Notice-window traps are among the most common small-business contract losses — and they turn on a date buried in a clause you'll never re-open.

iv

The chargeback you lose on format, not merit

A representment that answers the wrong reason code, in the wrong format, after the deadline, loses even when you were right. The packet that survives review is evidence-matching against the specific code — not a 'the charge was valid' letter.

v

The premium audit that reclassifies your payroll

A workers-comp or GL audit re-buckets your labor into a costlier class and back-bills the difference. Most of it is contestable — if you know which classification code and dispute window applies before the clock runs out.

What we read

Commercial lease

CAM charges, personal guarantees, assignment restrictions, relocation clauses, operating-expense pass-throughs.

Vendor / supplier contract

Auto-renewal traps, unilateral price escalation, liability shifting, termination asymmetry in MSAs and supply agreements.

Franchise agreement / FDD

FDD red flags, territory, renewal terms, post-term non-competes — organized into questions for your franchise attorney.

Insurance audit / policy dispute

Premium audit workpapers, classification disputes, audit-driven retro bills on GL and workers' comp.

Chargeback / processor dispute

Reason codes decoded, representment evidence checklists, processor reserve and termination clauses.

Demand letter received

Decode what they're actually claiming, your options, and when this is lawyer-now territory.

Anything else they sent you

NDAs, partnership agreements, letters of intent, government notices — the operator playbook applies: money terms, liability terms, exit terms, every deadline.

Your documents don't exist here

The safest place for your contract is one that never keeps it.

Documents are read once, in memory, and discarded — there is no document database to breach, subpoena, or sell. Live analysis runs only under a no-training data agreement, enforced in code. The one thing we ever store is what you explicitly ask us to: the deadline dates for the Renewal Watchdog, which a single click deletes.

Fair questions

Is this legal advice?

No. We're a reading tool, not a law firm. We decode what your document says, what it costs, and what the standard asks are — and we tell you plainly when the matter needs a real attorney, and which kind. The franchise domain exists specifically to organize the matter FOR your franchise attorney.

What happens to my document?

It's read once, analyzed in memory, and discarded. Never stored, never sold, never used to train anything. The only data we keep: your email if you opt in, the deadline dates you explicitly ask the Renewal Watchdog to track (one-click delete), and payment records, which live in Stripe.

Why is the analysis free?

Because charging for it would tempt us to bend it. The analysis is identical at every price point; payment only unlocks the action artifacts. Money never changes what the tool tells you.

How do I know it isn't making things up?

Every finding cites the clause it lives in — a section number or a short verbatim quote. After the analysis, a deterministic guard re-verifies every quote, date, clause reference, and numbers-table row against your document; anything that can't be verified is removed and the removal is disclosed.

What if my situation is bigger than a tool?

We say so, by name: business attorney, franchise attorney, CPA, independent insurance broker, payments specialist. Every analysis ends with “when to bring in a human” — that line is mandatory, not decorative.

Do you work with landlords, franchisors, insurers, or processors?

No. We never take money from the institutions we critique. The whole point is that this tool sits on your side of the table.

Walk in knowing exactly what it says — and what the standard asks are.

Paste the contract they sent you. The decode is free, cited, and yours in minutes.
